Not Just a Cash Buyer – Your Trusted Local REALTOR®

Hi, I’m Grant Garab. 👋
Through my team at We Are Home Buyers, I help homeowners across Northwest Georgia sell quickly for cash when a simple, direct sale makes the most sense. I’m also a licensed REALTOR® and co-owner of Prestige Home Brokers, a boutique brokerage led by Christie Welch Carroll, where I guide clients through every step of a traditional home sale.
I originally started We Are Home Buyers to help people who felt overwhelmed by the usual selling process and needed a simpler, faster way to move forward. That experience showed me that every homeowner’s situation is different and that there isn’t one single “right” way to sell. Some clients need speed and certainty. Others want to take their time, prepare their home, and make the most of the open market.
The more Christie and I worked together, the more I saw that we shared the same values and approach to real estate, especially when it comes to integrity. We both believe in being honest about our clients’ options, respecting their timelines, and avoiding high-pressure tactics.
Because of that alignment, I joined Christie as a co-owner at Prestige Home Brokers, while continuing to own and operate We Are Home Buyers separately.
Selling a home should feel clear, transparent, and manageable. My goal is to listen, give you straightforward guidance, and help you move forward with confidence, knowing your best interests are at the center of every decision.

Rome, GA Housing Market Snapshot
The Rome, GA and Floyd County housing market has settled into a dependable rhythm. Homes are selling, prices have been steadily increasing, and there are buyers actively looking most of the time. At the same time, it’s not a frantic environment where every listing is gone the same day it hits the market.
Key Market Data
Sales Volume
In a typical month, a little over 100 homes sell in the area, which translates to many millions of dollars in total sales. That suggests solid market activity without things feeling out of control.
Pricing
Prices have been rising at a sustainable pace. The median sales price usually lands in the mid $200,000s, often around $230,000. That’s higher than a few years ago, but it still feels accessible for most buyers in Rome and Floyd County.
Inventory
Active listings usually sit in the low $400s. There are enough homes on the market that buyers have genuine choices and a little time to think, instead of feeling like they have to pounce on the very first house they see.
Seasonal Patterns
Rome also has a predictable cycle through the year.
Spring and Early Summer
This is usually the busiest time. Many families try to move between school years, and the nicer weather makes it easier to get homes ready, hold open houses, and schedule showings.
Fall
Fall often stays active, with buyers who started looking earlier in the year still trying to find the right fit.
Winter
Winter is usually quieter, with fewer listings and showings, but the buyers who are out looking then are often highly motivated and ready to move forward when they find a home they like.
A Balanced Market
All of this adds up to a market that feels equitable for everyone involved. Sellers see steady demand and prices that are moving in a positive direction. Buyers can still compare several homes, think through their options, and negotiate without feeling rushed. If you’re thinking about selling in Rome, this kind of market gives you the flexibility to make a thoughtful decision and choose the approach that fits your plans and your comfort level.

Exploring Popular Neighborhoods in Rome, GA
Rome has a wide range of neighborhoods, each with its own history, layout, and style of homes. Some areas are known for their early 20th century architecture, while others offer quieter streets, mid-century houses, or easy access to parks and local gathering spots. There are also nearby unincorporated communities in Floyd County that many buyers consider when they look in the greater Rome area. The sections below give a simple overview of several well-known neighborhoods and communities in and around Rome to help you get a feel for what each area offers.
Neighborhoods:
Atteiram Heights
Atteiram Heights is a small neighborhood on the northeast side of Rome, just off Atteiram Drive and Kingston Highway. Many of the homes were built in the 1950s and 1960s, so you’ll mostly see ranch and traditional single family houses along the streets. Some still look much like they did when they were first built, while others have been updated over time, giving the neighborhood a mix of classic mid-century character and simple modern updates.
North Heights Elementary School sits along Atteiram Drive and is one of the neighborhood’s main landmarks. Most shops and larger businesses sit along Kingston Highway rather than inside Atteiram Heights itself, but residents are close to Etowah Park, which has ballfields, courts, playgrounds, and a skate park that many local families use.
Between the Rivers
Between the Rivers is the original heart of Rome, set where the Etowah and Oostanaula Rivers come together. It’s one of Rome’s most recognizable historic areas, and many of the homes were built from the late 1800s through the early 1900s. You’ll see Victorian and Queen Anne homes next to Bungalow and Craftsman style houses. Most have been well cared for over the years and still show their original character.
Along the edge of the neighborhood, Broad Street and the surrounding commercial district offer local dining, shopping, galleries, and entertainment. This part of town also includes landmarks like the Rome Clock Tower, Myrtle Hill Cemetery, and the Heritage Trail System, so residents have close access to river views, community spaces, and well known pieces of Rome’s history.
Celanese
Celanese is a small neighborhood just north of downtown Rome near the old mill site and AdventHealth Stadium, where the Rome Emperors play. It began as a mill neighborhood in the late 1920s, and many of the original brick houses are still there. Over time, owners have updated and added to them, so you see smaller, more traditional floor plans alongside homes that have been expanded or opened up inside.
Because Celanese sits close to the center of Rome, everyday destinations are easy to reach. Mount Berry Mall and the surrounding shopping areas cover most day to day errands, and it’s only a short drive into downtown for dining, local shops, and community events. Within and around the neighborhood, you’ll find sidewalks, play areas, and nearby parks and recreation facilities, so it’s simple to get outside, use nearby amenities, or head over to a ballgame without going far from home.
Garden Lakes
Garden Lakes is a neighborhood on the west side of Rome built around a series of small lakes and quiet residential streets. Many of the homes were built in the mid 1900s. Some still keep their original character, and others have been updated over the years. This gives the area a mix of classic mid-century charm and more modern living spaces.
Garden Lakes Park is one of the main features of the neighborhood. The park has sports fields, tennis and basketball courts, playgrounds, and picnic areas, so residents have a nearby place for games, practices, and time outside. The lakes and surrounding green space add to the relaxed feel of the area.
The neighborhood is within the Rome city limits but sits away from the busier parts of town. Neighbors sometimes organize yard sales or small seasonal events, but most days the streets stay quiet and residential.
Old East Rome
Old East Rome is one of the older residential parts of the city and includes what’s known as the East Rome Historic District. Many of the houses here are more than a hundred years old. You’ll see Victorian and early 20th century homes along the streets. The older architecture gives the neighborhood much of its character.
One of the best known homes in this area is the Dr. Robert Battey House. It’s a small cottage built in 1851 that originally stood at East First Avenue and East Fourth Street near the hospital. In 1974, it was moved to East Rome so it could be preserved. It now sits at East Second Avenue and East Eighth Street and adds to the historic charm of this part of town.
Old East Rome sits east of Second Avenue and south of Hicks Drive. From here, it’s a short drive to downtown and the riverfront. People can reach shops, restaurants, and events in the city center with ease, while still living in an older, mostly residential area.
Rosemont Park
Rosemont Park is an established, single family neighborhood in Rome located just south of Martha Berry Highway. Most of the homes were built between the 1940s and 1980s, and you’ll primarily see ranch style houses with a mix of original features and modern updates.
Home sizes vary, with many properties ranging from about 1,050 to just over 2,100 square feet. There are options for smaller, traditional layouts as well as homes with more open, modern interiors. Prices in the neighborhood tend to stay fairly affordable, with recent listings averaging around $240,000, which is one of the reasons Rosemont Park continues to draw steady interest.
Summerville Park
Summerville Park is a single family neighborhood with quiet, tree-lined streets. Many of the homes were constructed between the early to mid 1900s. The community was first established in 1913, and many of the houses were built between 1925 and 1970. You’ll see a mix of cottages, bungalows, and traditional brick homes. Some remain close to their early designs, and others have seen changes and updates over time, which adds to the variety in the neighborhood.
Summerville Park sits west of Martha Berry Boulevard and north of John Davenport Drive, with quick access to businesses, schools, and other parts of central Rome. In 2010, it was designated as a Heritage Neighborhood, a recognition of its long history and concentration of older homes.
Unincorporated Communities:
Armuchee
Armuchee is an unincorporated community in northern Floyd County, about nine miles north of Rome. It has a spacious, semi-rural feel, with many homes on larger lots and a mix of older houses, newer construction, and small farms. Home values here tend to run higher than the Floyd County average, which reflects steady demand from people who want more space while still being close enough to commute into Rome. The community is served by Floyd County services, including the Armuchee school cluster.
Quality of life in Armuchee is also shaped by its access to outdoor space. Armuchee Park is a 31 acre park along Armuchee Creek with ballfields, an outdoor basketball court, a picnic shelter, and open areas for recreation. Nearby Arrowhead Wildlife Management Area offers room for hiking, hunting, fishing, and wildlife viewing. County land use rules help keep residential density lower here, so many properties maintain a more private, large lot setting. Armuchee also has its own post office and the 30105 ZIP code, which gives the community a distinct identity while still being part of the greater Rome area.
Coosa
Coosa is an unincorporated community in western Floyd County, about eleven miles west of Rome at the intersection of Georgia Highways 20 and 100. It has deep roots in the area, with a post office that has been in operation since 1846 and its own 30129 ZIP code. Homes here sit outside the Rome city limits but still fall under Floyd County services, so residents are connected to county schools and public safety without an extra layer of city taxes.
Coosa was long tied to industry through the former Plant Hammond site on the Coosa River, and today many residents commute into Rome along Highway 20 for work in the city’s medical, education, and service sectors. Coosa Middle School was recognized in 2025 as a Georgia Title I Reward School, placing it among the top Title I schools in the state for student progress, which is a point of pride for the local school cluster.
Everyday life in Coosa is shaped by both outdoor space and nearby conveniences. Coosa Park is an eleven acre park off Krannert Drive with ballfields, picnic tables, a pavilion, and open space for play. The Coosa River runs just south of the community and is known for its rich biodiversity, as well as opportunities for boating, paddling, and fishing. For shopping and services beyond the immediate area, residents typically head into West Rome, where shopping centers along Shorter Avenue offer a mix of larger retailers, smaller shops, and restaurants within a short drive.
Silver Creek
Silver Creek is an established residential community in Floyd County with a mix of semi-rural and suburban areas. It’s served by the Floyd County school system, which has a strong track record in core subjects, and many residents appreciate the area’s sense of stability and everyday convenience.
Home values in Silver Creek average around $240,000, which is lower than some of the higher-priced neighborhoods elsewhere in Floyd County. That gap often reflects the number of older, unrenovated homes in Silver Creek rather than weaker demand, so buyers who are open to updating a home may see more long term value than in areas that are already fully modernized.
Most of the housing stock in Silver Creek consists of one story ranch style homes built around the mid 1980s, with similar layouts and construction types from one property to the next. You’ll see a mix of well-kept original homes and others that have been updated, which gives buyers options depending on the level of renovation or finishes they prefer.
Lot sizes range from smaller residential parcels to large tracts of land that can reach well over forty acres, and many properties aren’t in HOA governed subdivisions. This mix of older ranch homes, larger lots, and relatively affordable pricing makes Silver Creek a practical option for buyers who want some extra space without a steep price tag.
Lindale
Lindale is an established community in Floyd County with textile industry roots dating back to the opening of the Lindale Mill in 1896. That history still shows in the local housing. Original mill homes and two-story duplexes sit alongside small houses from the 1930s and 1940s and newer single family homes, including many ranch style houses. The real estate market here is competitive but still relatively affordable, with recent median listing prices around $267,500 and noticeable price growth in the last several years. Buyers will find a mix of older homes with character and more updated properties, which gives them some choice in both style and price point.
Everyday life in Lindale is supported by local schools and community spaces. The community is part of the Pepperell school cluster in the Floyd County School District. The Gilbreath Center acts as a community hub, hosting programs and clubs and displaying the Lindale WWII Memorial Plaques built from original mill bricks. Today, the former Lindale Mill complex is used as an event and filming venue and remains a visible landmark in the community. Residents are also a short drive from shopping and services in Rome, including major retailers at Mount Berry Mall, which helps tie this historic mill community into the broader area.
Shannon
Shannon is a historic community in Floyd County just northeast of Rome. Its story is closely tied to the textile industry and the old Brighton Mills village, which built houses for workers and helped shape the layout of the community. You can still see that history in the older mill homes and in local landmarks like the early World War II monument. Shannon sits in northwest Floyd County along U.S. Highway 411, so getting into Rome for work, school, or everyday errands is straightforward.
Today, local parks and shared spaces are a big part of life in Shannon. The Shannon Center and Shag Williams Park serve as the main recreation areas, with ballfields, tennis courts, and playgrounds. The community is also close to the Oostanaula River, which offers opportunities for fishing and paddling. For a wider range of shopping and dining, residents usually head into Rome, and for larger events and outings, they are a short drive from places like Ridge Ferry Park and AdventHealth Stadium.

Frequently Asked Questions
How do I choose the right REALTOR® to help me sell my home?
Choosing the right REALTOR® sets the foundation for a smooth sale. You want someone who knows your local market, has a solid marketing and pricing strategy, and communicates in a way that works for you. It’s completely okay to ask about their experience, recent sales in your area, and how they handle showings and negotiations. When we meet, we walk through your goals, explain how we approach the process, and help you decide if we’re the right fit for what you need.
What is my home worth, and how do you determine the price?
Your home’s value depends on several factors, including recent sales in your neighborhood, the condition of your home, current market trends, and how your property compares to homes other buyers are considering. We put together a detailed market analysis that breaks all of this down in a way that’s easy to understand. Once we review the report with you, we talk through different pricing strategies so you can choose an approach that feels realistic and still positions your home to attract strong interest.
How long does it take to sell a home in Rome, GA?
Timing depends on several factors, including price, condition, location, and even the time of year. In Rome and Northwest Georgia, spring and early summer are often more active, while the market can move a little slower around major holidays or in the winter. Your price range also matters, since some price points move faster than others. Many homes still go under contract within a few weeks, but every situation is different. Before we list, we look at the most recent days-on-market trends for homes like yours so you have a realistic timeline for your specific property.
Should I make repairs or sell my home as-is?
It depends on your situation. Some updates can help your home stand out, while others aren’t worth the time or cost. It’s always a good idea to talk with a REALTOR® before you start any major renovations so you’re not investing in projects that won’t give you a strong return when you sell. We walk through the property with you and point out what buyers in your price range tend to notice most. From there, we help you decide which repairs or updates are worth doing and when it makes more sense to sell as-is.
How do commissions work when I sell my home?
In most sales, commission is paid out of your sale proceeds at closing. You don’t usually pay it separately or before the home sells. The amount is a percentage of the final sale price and is split between the listing agent and the buyer’s agent. That fee covers the work we do to price and market your home, set up and manage showings, review and negotiate offers, and keep the paperwork on track through closing. Before we list, we sit down together and review an estimated net sheet so you can see what you’re likely to walk away with after commission and other closing costs.
What is the difference between a direct cash sale and listing with Prestige?
In a direct cash sale, you’re usually working with an investor who can buy your home as-is and close quickly. That can be helpful if you need to move fast or don’t want to deal with repairs and showings. The tradeoff is that the price is often lower because the buyer is building that convenience and the cost of repairs into their offer.
When you list with Prestige, we take a more traditional route. We put your home on the MLS, market it to local agents, and make sure it’s seen on the major home search sites buyers use every day. With more buyers seeing your home, there’s often a better chance of getting a stronger price if your timeline allows for it. In our first meeting, we talk through both options using your situation and numbers so you can see how they compare and choose what feels right for you.
What if my home has been listed before and didn’t sell?
You’re not alone. It happens more often than most sellers realize, and it doesn’t always mean there’s something wrong with your home. When we sit down with you, we look back at how it was priced, how it showed in photos, how it was marketed, and what kind of feedback you got from buyers. Then we talk through what needs to change and build a new plan that fits today’s market. The goal is to give your home a fresh start and a much better chance of selling this time around.
What should I do to get my home ready for showings?
You don’t need to overhaul your home to get it ready. Buyers respond most to clean, bright, and uncluttered spaces. We usually start with three basics: a thorough cleaning, putting away extra items on counters and floors, and taking care of easy fixes like loose handles or burned-out light bulbs. From there, we look at curb appeal and small touches inside, such as opening blinds for natural light and removing a few personal items so buyers can picture themselves living there. When we visit, we walk through the home with you and create a short, prioritized checklist so you know exactly what is worth doing and what you can skip.
How do you help me evaluate multiple offers?
If you end up with more than one offer, we go through them together, one by one. We look at more than just the price. We also pay attention to the type of loan, how strong the buyer’s financing looks, the proposed closing date, contingencies, and any special requests. From there, we talk about the pros and cons of each option. The goal is for you to feel clear on your choices so you can move forward with the offer that feels the most comfortable and reliable to you.
Can I sell my home while buying another one?
Yes, that’s very common, and we help people do it all the time. The key is planning the timing so you aren’t rushed or worried about where you will go next. We talk through your finances, your comfort level, and when you’d ideally like to move. From there, we look at options such as listing your current home first, asking for extra time in the home after closing, or arranging both closings for the same day. Throughout the process, we stay in close contact so you always know what’s happening and what your next step will be.
Do I need to get preapproved before looking at homes?
You don’t have to be preapproved to start talking with us, but it’s very helpful to be preapproved before you get serious about touring homes. A preapproval shows you what a lender is actually willing to loan you and what your monthly payment might look like at different price points. It also makes your offer stronger in the eyes of a seller, because they can see that a lender has already reviewed your basic information. If you aren’t sure where to start, we can connect you with local lenders who work well with buyers and explain what to expect from that step.
What is a home inspection and why is it important?
A home inspection is your chance to really understand the condition of the home before you move forward. After you’re under contract, a licensed inspector walks through the property and checks the major systems, like the roof, plumbing, electrical, foundation, and HVAC. They also look for safety issues and any signs of damage or deferred maintenance. When the report comes back, we sit down with you and go over the main findings one by one. Together, we talk about what’s fairly common, what might need repair or negotiation, and what feels right for you so you can move ahead with confidence in your decision.
What is an appraisal and how does it impact my purchase?
An appraisal is a professional opinion of what the home is worth. Your lender orders it to make sure the property supports the amount you’re planning to borrow. The appraiser looks at recent sales, the condition of the home, and its features, then gives a written report with an estimated value.
If the appraisal comes in at or above the purchase price, things usually move forward as planned. If it comes in lower, we talk through your options together. That might mean trying to renegotiate with the seller, adjusting parts of the contract, or asking the lender to take another look at the report. Our job is to explain what the results mean and help you decide on a next step that you’re comfortable with.
What are contingencies and why do they matter?
Contingencies are specific conditions in your contract that have to be met for the sale to move forward. The most common ones cover the inspection, the appraisal, and your financing. Each contingency explains what needs to happen and what your choices are if something unexpected comes up, like a major repair or an appraisal that is lower than expected. When we review the contract together, we talk through each contingency in a straightforward way so you know how it works and how it protects you during the process.
How do showings work when I’m buying a home?
When you are ready to start looking at homes, we begin with a quick conversation about your schedule and the parts of town you want to focus on. We put together a list of homes that fit your price range and needs, then set up the showings for you.
On the day of the showings, we meet you at each property, walk through the home with you, and give you time to look around on your own. You can ask questions as they come up, and we point out anything that seems helpful to notice as you go. Afterward, we talk about what you liked, what didn’t feel like a fit, and what you would like to change or see more of. That feedback helps us refine the search so each new set of homes is a closer match to what you have in mind.
How long does it take to buy a home from start to finish?
The timeline looks a little different for everyone. Once you’re under contract, most homes in our area close in about thirty days, depending on your loan and how quickly inspections, the appraisal, and paperwork come together. The part that changes the most is how long it takes to actually find the right home. Some buyers find a great fit in the first week or two, while others take more time to explore neighborhoods and compare options.
When we start working together, we walk through the full process step by step so you know what each stage involves. As you move through it, we keep you updated on where things stand and what to expect next, so the timeline feels clear and manageable instead of stressful.
Do you work with first time buyers?
Yes, we work with a lot of first time buyers. We know the process can feel new and a little overwhelming at first, so we slow things down and explain each step in a clear way. Early on, we help you connect with a lender and understand what your preapproval means. From there, we walk you through touring homes, writing an offer, and what to expect during inspections, the appraisal, and closing. Along the way, you can ask questions any time, and we’ll be there to guide you so you never feel like you are figuring it out alone.
Do you only work in Rome, or throughout Northwest Georgia?
We’re based in Rome, but we help buyers and sellers throughout Northwest Georgia. That includes nearby areas like Cartersville, Calhoun, Cave Spring, Cedartown, Adairsville, and Summerville, along with many of the smaller communities in between. If you aren’t sure whether we cover your area, just reach out and we can let you know what we’re able to do for your location.
What happens at closing?
Closing is the final step in the sale. It’s the appointment where you sign the last of the paperwork, the funds are transferred, and the home officially changes hands. Before your closing date, we talk through what you’ll need to bring, what the meeting usually looks like, and how long it should take. On the day of closing, we stay available in case anything comes up or you need a quick answer.
Once everything is signed, the sale is finished. If you’re selling, this is when you receive your proceeds. If you’re buying, this is when you get the keys and can start settling into your new home.
